Booking Conditions

General

  1. Cottages are available to rent on a weekly basis normally Friday to Friday and only on other days by consent from the proprietor.
  2. Number of people using the cottage accommodation shall not exceed the number of bed spaces available.
  3. The holiday maker is expected to take reasonable care of the cottage and leave it in the same condition of cleanliness as found.
  4. If extra cleaning is required an additional charge may be made.
  5. Any damage losses or breakages should be reported and are the responsibility of the holiday maker and will be payable on demand.
  6. Pets are not permitted.
  7. All cottages are NO SMOKING only.
  8. Details will be kept on the computer for 6 years to comply with HMRC accounting regulations but will not be available for any other reason.

Payment

  1. Bookings will be held for one week at time of booking prior to receiving 25% of the fee as deposit for confirmation.
  2. The balance of fee to be paid one month before holiday commences.
  3. Payments should be made by cheque to Brook Farm. Transfers to HSBC bank, sort code 40-08-10, account number 01173006. Overseas transfers to IBAN No GB35HBUK40081001173006, BIC No HBUKGB4116A.
  4. Bank charges incurred for overseas payments either by cheque or credit transfer must be paid in addition to the fee.
  5. Bed linen and towels are provided.
  6. The cost of electricity, heating, laundry room use are all included in the price.

Losses

No liability can be taken for any loss, damage, injury or expenses of any kind sustained by anyone in connection with the holiday cottage.

Cancellations

  1. In the event of cancellations notified 28 days before commencement of the holiday the deposit only will be lost, unless the period of time is rebooked in which case the deposit will be returned minus 10 per cent.
  2. Cancellations notified less then 28 days before commencement of the holiday will lose the whole payment.

Arrival/Departure

  1. Guests may arrive from 4pm and notification of an approximate time of arrival would be appreciated.
  2. Departure should be by 10am.
